Welcome to Home Buyer Readiness Score ("HBRS"), operated by Avance Financial LLC ("we", "us", "our"). By using our platform, you agree to these terms.

Service Description

HBRS provides real estate readiness assessments through our AI-powered platform across five audience tracks: Home Buyer, Renter, Landlord, Multi-Family Investor, and BTR Developer. HBRS is a readiness assessment tool. It is NOT a loan application, pre-approval, or guarantee of mortgage approval.

Educational Purpose; No Advice

Avance Financial LLC is a mortgage readiness facilitator, not a financial advisor, investment advisor, tax advisor, or attorney. HBRS provides educational tools, readiness scoring, and general guidance to help you understand and prepare for real estate transactions. Nothing on this platform, including your Home Buyer Readiness Score, any Financial Flight Plan, or any conversation with VANCE, constitutes personalized financial, legal, tax, or investment advice.

Subscription Terms & Billing

HBRS offers two paid tiers: Basic ($24.99/month) and Pro ($34.99/month). Both include Experian soft pull credit data and a Certified Readiness Certificate. Pro additionally includes a personalized Financial Flight Plan and priority coaching.

All paid plans are recurring monthly subscriptions. Your payment method is charged automatically each month until you cancel. You may cancel at any time through your account settings or the billing portal; cancellation takes effect at the end of your current billing period, and you keep access until then.

Refund policy. Because certified features involve third-party costs (including credit bureau fees) incurred immediately, monthly fees already charged are generally non-refundable once a credit pull or certificate has been issued in that billing period. If you believe you were charged in error, or you cancel before using any certified feature in a billing period, contact support@avance-financial.com within 14 days of the charge and we will review your request in good faith. Nothing in this policy limits rights you may have under applicable law.

Credit Checks

Paid tier credit checks are soft pulls conducted through Experian. They require your explicit written consent under the Fair Credit Reporting Act (FCRA). Soft pulls do not affect your credit score. See our FCRA Consumer Rights page for a summary of your rights.

AI Advisor (VANCE)

VANCE is an AI-powered advisor that provides general guidance on real estate readiness. VANCE is powered by Anthropic's Claude AI technology. Your interactions with VANCE are processed by Anthropic's API to generate responses. Anthropic does not use your conversations to train its AI models. VANCE responses are AI-generated and may contain errors. VANCE does not provide legal, tax, or specific financial advice, and nothing VANCE says is a guarantee of any outcome. Always consult qualified, licensed professionals for specific financial decisions.

Score Disclaimer

The Home Buyer Readiness Score is not a loan commitment or guarantee of approval. Final mortgage approval is subject to lender underwriting requirements. Scores are based on data available at the time of assessment and may change.
