01 / Start with context

A hesitant buyer. A place to begin.

Give buyers a free readiness starting point. They review their estimate and choose whether to share a summary, so you can begin with context and better questions.

An estimate is a starting point, not a lending decision.

02 / Agent VANCE

Ask about the shared picture.

With the buyer’s opt-in, ask VANCE about their approved summary and any separately shared tasks or preparation. Review its suggested steps before deciding what to do together.

Permission is specific to your connection. Private buyer chats and financial answers stay excluded.

03 / The next move

A clear next step. Someone to own it.

Agree on the action, assign an owner, and set a follow-up date. Your next conversation starts where the last one left off.

What does your buyer want to understand first?

A buyer can start with a free assessment, review the estimate and choose whether to share it with you. See their approved summary, assessment date and explanation across credit, debt-to-income, down payment, employment and payment history. Start with context without receiving their full financial file.

What should we discuss or work on next?

The buyer can enable Agent VANCE for your connection. Ask a question about the approved readiness summary, plus tasks and preparation they separately share. VANCE can explain that context and suggest next steps for you to review with the buyer. Each question uses the current approved context; no shared chat history is kept. VANCE does not message anyone or make changes for you.

What happens next, and who owns it?

What has the buyer chosen to share?

The buyer previews their summary and approves a named agent. Shared tasks, the preparation workflow and Agent VANCE each need the buyer’s permission. Access expires or can be revoked. Private VANCE conversations, raw assessment answers, credit reports and financial documents are not included.

Planned / Lender connection

The next conversation,
when the buyer chooses.

A future lender introduction will need the buyer’s approval and a working handoff. Recording a next step today does not contact or connect a lender.

One shared buyer picture

Potential programs.
One place to understand them.

The planned source is Freddie Mac DPA One. It brings program information supplied by assistance providers into a central resource. That matters because requirements come from actual program records, rather than an AI guessing which programs exist.

HBRS will use reviewed buyer inputs to find potential options in those records, then ground VANCE explanations in the requirements. The intended experience keeps discovery and explanations here in HBRS. The buyer will choose which options to share with their agent.

Today, record assistance interest, purchase location and preparation notes with the buyer’s permission. If they also enable Agent VANCE, you can ask about that shared preparation. Program discovery and matching remain unavailable while DPA One provider access is pending.

Potential options are not an eligibility decision or a funding commitment. Program eligibility, available funding and final approval still require confirmation. Potential assistance does not count as verified savings or automatically increase an HBRS score. A program suggestion is not a lender introduction or a lending decision.

Before you begin

Clear expectations.
Better conversations.

What if my buyer is not ready to talk to a lender?

They can begin with the free, answer-based readiness assessment and review the estimate themselves. It does not automatically pull credit or contact a lender. If they choose to share with you, the summary gives you a starting point for discussing their questions and a practical next step.

Does the agent see my buyer’s full financial data?

No. The shared readiness view contains a score or range, assessment date and explanation. It is a starting point for a conversation, not access to the buyer’s complete assessment answers, credit report or private documents. The buyer chooses whether to share next steps and the preparation workflow separately.

Can VANCE help me with a shared buyer today?

Yes, after the buyer enables Agent VANCE for your specific connection. It can help explain the approved summary and separately shared tasks or preparation, then suggest steps for you to review with the buyer. Private buyer chats, raw financial answers and private documents are excluded. Questions do not create a saved chat history, and VANCE does not send messages or act automatically.

Can HBRS find assistance programs today?

Not yet. The planned integration will use actual program records from Freddie Mac DPA One, reviewed buyer inputs and grounded VANCE explanations. Options will be shared only with the buyer’s approval. Provider access is pending. Today, you can save assistance interest, purchase location and preparation notes.

Will HBRS connect a buyer with a lender?

A buyer-approved lender connection is planned for when the buyer wants that next conversation. HBRS does not currently make an introduction or notify a lender from the agent workspace. A readiness estimate does not establish loan eligibility or replace a lender’s decision.
